Accessibility
What this site does to stay usable for everyone, and how to tell me when it doesn’t.

The commitment
Real estate is one of the largest decisions most people make, and the information that goes into it should be available to everyone. I want this site to work for visitors who use a screen reader, navigate by keyboard, enlarge text, or rely on captions and high contrast. That is a commitment about how I run the site, not a one-time certification.
The standard I am building to
This site is built to follow the Web Content Accessibility Guidelines (WCAG) 2.1 at Level AA. That is the level referenced by the Americans with Disabilities Act guidance and by California’s Unruh Civil Rights Act. I am not claiming the site has been independently certified. I am telling you what it is measured against.
What has been done
- Text and background colors are tested to meet the 4.5:1 contrast ratio for body text and 3:1 for interface elements and large headings.
- Every page works with the keyboard alone. Focus is visible on every link, button and form field.
- Headings run in order so a screen reader can move through a page by structure rather than reading it end to end.
- Form fields have real labels, and when something is missing the page says what in a sentence rather than relying on a red outline alone.
- Images that carry meaning have alternative text. Images that are decoration are marked so a screen reader skips them.
- Pages reflow to a single column on a phone without side-scrolling, and stay readable when text is enlarged to 200 percent.
- Motion is limited, and the site honors the reduced-motion setting on your device.
- The site is set to render in light mode on every device, which keeps contrast predictable rather than depending on a phone’s display setting.
Where it falls short
Two honest caveats. Property search results and listing data come from the multiple listing service through a third-party provider, and I do not control the accessibility of that embedded software. Documents such as the Seller’s Guide are PDFs, which are harder to navigate with a screen reader than a web page. If either one blocks you, contact me and I will give you the same information in a format that works: by phone, by email, or in a plain web page.
Tell me when something does not work
If any part of this site is difficult or impossible for you to use, I want to hear about it directly, and I will not treat it as a complaint. Tell me the page, what you were trying to do, and what happened. I answer accessibility reports myself.

I aim to reply within two business days. If a fix will take longer than that, I will tell you what I am doing and give you the information you needed in the meantime.
Fair housing
I do business in accordance with the federal Fair Housing Act and the California Fair Employment and Housing Act. I do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, sexual orientation, gender identity, marital status, ancestry, source of income, veteran status, or any other characteristic protected by law. This includes providing reasonable accommodations so that a person with a disability can use my services on equal terms. If you need an accommodation, at a showing, in a document, or anywhere on this site, ask me.
