How this website handles your information, in plain language.

Who this is

This site belongs to Carmen Ledesma, a licensed California real estate salesperson (DRE# 02207841) affiliated with Intero Real Estate Services Inc (DRE# 01354442), 10080 N Wolfe Rd, Cupertino, CA 95014. Questions about anything below: [email protected] or (650) 861-1887.

What I collect

What you type in. When you fill out a form on this site you may give me your name, phone number, email address, a property address, your price range, where and what you are looking to buy, your timing, and anything you write in a message box. You choose what to enter. Nothing on this site requires you to give information in order to read it.

What is collected automatically. Like most websites, this one records technical details of your visit: IP address, browser and device type, the pages you open, and the site or ad that sent you here. My contact-management system also places a small tracking script on each page that records that activity and, if you later submit a form, connects it to you.

Advertising tags. When I am running ads, this site also loads measurement tags from Meta (Facebook and Instagram) and from Google. They record that a visit happened and whether it led to a form being sent, so the ad platforms can tell which ads work. What travels to them is the fact of the event, never the name, phone number, email address or property address you typed. Both tags respect the Do Not Track setting in your browser, and neither loads at all when I am not advertising. You can control what Meta and Google do with this through their own ad settings, and an ad blocker stops them entirely without affecting anything else on this site.

I do not collect Social Security numbers, financial account numbers, income documentation, or credit information through this website. If you are applying for a loan, that happens with a lender, on the lender's own system, not here.

What I do with it

I use it to answer you, to provide real estate services you have asked about, to send you market information if you asked for it, and to keep the records a licensed agent is required to keep. That is the whole list. I do not sell your information, and I do not rent or trade it to anyone for their own marketing.

Who else sees it

A handful of services I use to run this site and my business:

  • Follow Up Boss, my contact-management system. It stores your contact details and the tracking activity described above.
  • Cloudflare, hosts and serves the pages, and keeps standard server logs.
  • Cloudflare, which also passes what you send on a form straight to Follow Up Boss.
  • Google Fonts, the typefaces load from Google's servers, which means Google receives your IP address when a page loads.
  • Intero Real Estate Services. My broker, where transaction records are kept as California law requires.

I may also disclose information if the law requires it, or if it is necessary to complete a transaction you have asked me to work on.

Calls, texts and email

Where a form has a consent box, checking it is your permission for me to contact you by phone, text and email about what you asked about. You do not have to check it to reach me. The phone number is on every page.

You can stop hearing from me at any time. Reply STOP to any text, use the unsubscribe link in any email, or just tell me. Message and data rates may apply to texts. I will act on an opt-out request however it reaches me.

Tracking and Do Not Track

Some browsers send a "Do Not Track" signal. The Follow Up Boss script does not change for Do Not Track. The Meta and Google tags do not load when it is on. The tracking script described above runs on every page. If you would rather not be tracked, your browser's privacy settings and tracker-blocking extensions will stop it, and the site will still work.

Your choices

Write to me at [email protected] and I will tell you what I hold about you, correct it, or delete it. California's Consumer Privacy Act sets thresholds that a business my size does not meet, so it probably does not apply to me, but I will honor those requests anyway, and I will not treat you differently for making one.

Keeping it safe

This site is served over an encrypted connection and the services above are password-protected. No website can promise perfect security, and I am not going to pretend otherwise. What I can tell you is that I do not ask for sensitive financial information here, so there is little of that kind to expose.

Children

This site is meant for adults buying and selling homes. It is not directed to children under 13 and I do not knowingly collect information from them.

Changes

If this policy changes, the date at the top changes with it. Material changes will be noted on this page.
