For Buyers
Find the right home, including the ones that never reach the public sites
A good share of the homes here trade before they ever go public. Owners with tenants, owners who want privacy, owners testing a number. Those move agent-to-agent. My buyers hear about them first, and they’re underwritten and ready to write when it happens.
Two things most buyers do not get
Your advantage
I read the loan behind the offer
- More than two decades in mortgage before I sold my first house
- Fully underwritten before we tour, so a seller can see your offer will fund
- Terms built to hold, deposit, contingency periods, close date, and a rent-back when the seller needs time to move
- A straight answer on what a home is worth to you, before you write rather than after
Why the highest offer is not always the one I recommend
Run the numbersOff market
Access to off-market homes
- Serious buyers on my private list often hear about a home before it ever goes public
- Through my network of sellers and agents, you’ll hear about homes early, some before they reach the public sites
- Private showings by appointment, on your schedule, no open-house crowds required
How it goes
From first search to keys
1. Set the target
- Areas, beds, must-haves and deal-breakers, and the monthly payment you’re comfortable with, not the maximum you qualify for.
2. Get underwritten
- Full underwriting, not a pre-qual. It’s what lets us shorten the loan contingency, and it’s often what wins the house.
3. Read, then write
- Disclosures, inspection reports and preliminary title reviewed before we offer, then terms the listing agent can recommend accepting.
