Gilroy
Gilroy is the value end of Santa Clara County. Buyers priced out of Morgan Hill and south San Jose find more house and more land here and pay for it in drive time. It is also the most varied market I work in. Newer subdivisions on one side of town, older in-town homes and ranch parcels on the other, and they do not price alike.
What I’d tell you about Gilroy
A newer subdivision home and an older in-town home are two different markets. Comparable sales have to match the type of property. Sharing a ZIP code is not enough.
Outside the city limits, wells, septic systems and agricultural zoning are common. Including Williamson Act contracts, which affect taxes and financing. Check all of it before you write.
The commute is part of the price. What a buyer will trade in drive time for extra square footage is what sets the ceiling here, and it moves with the job market.
