Saratoga

Saratoga moves at its own pace. Larger parcels, a smaller buyer pool, and buyers who are particular and patient. A home that goes to market unprepared sits. And sitting is expensive here, because days on market is the first thing the next buyer looks at.

Straight talk

What I’d tell you about Saratoga

Fewer buyers means each one matters more. Staging and photography are not optional at this price point.

Expect a longer marketing period than the South Bay and price accordingly from the start, rather than chasing the market down.

Septic, wells and slope are real issues on some parcels. Handle them before listing, not during escrow.
