Evergreen

Evergreen runs along San Jose's eastern foothills, roughly the 95121 and 95148 zip codes, and it is one of the parts of the city where lot size is still a real differentiator. The stock ranges from 1970s and 1980s tract homes through newer hillside construction, and the difference between a flat lot and a hillside parcel shows up in both the price and the work required to sell.

Straight talk

What I’d tell you about Evergreen

Lot size is the local currency. Buyers come here specifically looking for land, and a quarter acre or more is worth calling out rather than burying in the listing details.

I currently have buyers looking for exactly that in 95121 and 95148. If you own here and have thought about selling, that is a conversation worth having before anything goes public.

The range within the area is wide. A 1970s tract home and a newer hillside house are not the same market and should never be compared to each other.

Original systems on the older stock are the usual story: roof, panel, HVAC and sometimes the sewer lateral.

Hillside parcels can bring access, drainage or fire-area considerations. None of them are dealbreakers, all of them are better known early.

Schools

Evergreen is served by more than one district, so the district for an address is not always the one next door, and boundaries can change. Confirm the school for a specific address with the district before you rely on it.
