Willow Glen

Willow Glen behaves like its own town inside San Jose, and buyers pay for that. Lincoln Avenue is a genuine walkable main street, the housing stock is largely pre-war and interwar, and the streets have canopy. What a house sells for here depends more on which block it is on and what has been done to it than on any city-wide figure.

Straight talk

What I’d tell you about Willow Glen

The stock is old. Spanish, Craftsman, Tudor and post-war ranch, much of it added to over decades. Permit history is the first thing I check and often the thing that decides the timeline.

Unpermitted work is common and it is manageable, but it has to be handled before listing rather than discovered during escrow by a buyer's inspector.

Lot sizes vary street to street more than most buyers expect. Two similar houses four blocks apart can sit on very different land.

Proximity to Lincoln Avenue is priced. Walkable is a premium here in a way it is not in most of San Jose.

Parts of the area sit near Los Gatos Creek. Flood zone designation is worth confirming early, because it affects insurance and some buyers' financing.
