Los Altos
Los Altos trades on land and on schools, in that order. The house matters less here than almost anywhere else I sell, because a large share of buyers are pricing the lot and planning their own project. That changes how you prepare a home for sale and it changes which offers are real. It’s a small city. Under 30,000 people. And almost every pocket of it is a short walk from a park or from downtown, which is part of why values hold the way they do. Old Los Altos and the streets right around State and Main carry a walk-to-town premium; North and South Los Altos are more about lot size and which school boundary you land in; Country Club and the Highlands trade some of that walkability for bigger parcels and, on the west side, easy access to the Rancho San Antonio trails.
What I’d tell you about Los Altos
Lot size and shape often move the number more than interior condition does. Before you spend on a remodel to sell, get a read on whether your buyer is going to keep the house at all.
School attendance is a street-level question, not a city-level one. Covington, Loyola, Oak, and Bubb elementary each draw from different pockets of town, and the high school boundary doesn’t line up neatly with any of them. Check the actual boundary before you assume it.
Being an easy walk to State and Main is doing real marketing work whether we call it out or not. I price that distance separately from the rest of the comps, not as an afterthought.
Buyers at this price are frequently writing non-contingent offers. That makes a complete, early disclosure package worth real money. It lets them commit without guessing.
Old Los Altos and the Country Club area each carry their own comp set. Historic, mature streets near Redwood Grove on one side, larger estate-style lots near the golf club on the other. I walk every seller through which one actually applies before we set a number.
