Menlo Park

Menlo Park is small and tightly held, and the differences inside it are larger than the map suggests. Walkable to downtown, west toward Atherton, and east of the freeway are three separate markets with three different buyers. A city-wide number tells you almost nothing about a particular street.

Straight talk

What I’d tell you about Menlo Park

More than one school district serves Menlo Park, and the boundaries do not follow the city lines. Verify the specific address with the district rather than relying on a listing or a map.

Walkability to downtown carries a real premium. Two comparable houses a mile apart are not comparable.

Inventory is thin, so when the right house appears the decision window is days. Be underwritten before you start touring, not after you find it.
